Mumbai: The municipal corporation has intensified action against major property tax defaulters by launching attachment and auction proceedings. As part of this drive, the Assessment and Collection Department of the municipal corporation initiated the public e-auction process for a total of 12 properties on February 23, 2026. These include 10 vacant plots, one commercial building, and one mixed-use property with a building.
The 12 defaulters collectively owe a substantial outstanding amount of ₹378 crore 63 lakh 67 thousand 557, including penalties. Despite repeated notices, the concerned property owners failed to clear their dues, prompting authorities to issue a final 21-day notice to pay the pending property tax. If the dues are not paid within this deadline, the properties will be auctioned. The process for conducting the auction has already been initiated.
The civic body has also issued auction notices under Section 206(2) of the amended Mumbai Municipal Corporation Act, 1888, against defaulters in the H West, S, R South, and E wards. These 12 properties will be sold through public e-auction.
The properties listed for auction include a plot registered in the name of M/s Sumer Associates in H West ward (outstanding dues of ₹188 crore 46 lakh 247); a commercial building registered in the name of Vallabhdas in Andheri East (₹47 crore 2 lakh 99 thousand 687); a plot registered in the name of Vitthalrao Khapre in Kandivali East under R South ward (₹64 lakh 29 thousand 461); and a plot in the name of Setpal in H West ward (₹10 crore 4 lakh 27 thousand 825).
In the E ward at Reay Road, three plots registered in the name of Mulla Gulam Ali are also included, with outstanding dues of ₹9 crore 39 lakh 10 thousand 668, ₹4 crore 15 lakh 19 thousand 830, and ₹85 crore 38 lakh 78 thousand 185 respectively. Other properties include a plot registered in the name of P.K. Modi in Khar under H West ward (₹2 crore 14 lakh 53 thousand 046); a mixed-use property registered in the name of M/s Elco Arcade Residential and Non-Residential Cooperative Housing Society in H West ward (₹9 crore 76 lakh 20 thousand 336); a plot registered in the name of Yusuf Ahmed in Khar West (₹2 crore 47 lakh 45 thousand 999); a plot registered in the name of St. Peter’s Church in Bandra (₹12 crore 64 lakh 98 thousand 742); and a plot registered in the name of Hardevi P. Rajpal in Santacruz West (₹6 crore 49 lakh 92 thousand 531).
All defaulters have been given a final 21-day notice to clear their property tax dues. If payment is not made within this period, the auction process will be carried out as per due procedure.
In addition, the Brihanmumbai Municipal Corporation is issuing attachment notices under Section 203 against major defaulters who have delayed property tax payment despite being financially capable. If dues are not cleared within the stipulated period, action will be taken under Sections 203, 204, 205, and 206 of the Mumbai Municipal Corporation Act. In the first stage, movable items from the property will be seized and auctioned.
As per the interim order of the Hon’ble High Court in Application No. 2592/2013, if the pending tax cannot be recovered through attachment of property contents, the property itself will be auctioned, as clearly stated in the notice.
