Mumbai residents seeking to own a home have a fresh opportunity as the Maharashtra Housing and Area Development Authority (MHADA) has opened applications for its latest housing lottery. The scheme puts 2,640 flats on offer across prominent city locations, with prices starting as low as ₹29 lakh and reaching up to ₹6.82 crore.
The properties are part of 97 different projects spread across areas such as Vikhroli, Goregaon, Borivali, Chembur, Bandra, Ghatkopar, Girgaon, Powai, Mazgaon, Dadar, and Wadala, among others. Within the first few hours of the application window opening on Monday, MHADA received 430 submissions, including 165 accompanied by earnest money deposits.
At the premium end of the spectrum, two spacious units in Tardeo’s Crescent Towers—measuring 1,838 sq ft and 1,510 sq ft—are listed at ₹6.78 crore each. In Prabhadevi’s Marine Building, two apartments exceeding 1,200 sq ft each are priced between ₹6.13 crore and ₹6.15 crore. Additional high-value flats above ₹2 crore are available in neighbourhoods including Juhu, Worli, Matunga, Parel, Lower Parel, and Prabhadevi.

On the more accessible side, compact units of around 300 sq ft in Mankhurd and Goregaon are available for as little as ₹29 lakh, making entry-level ownership possible for many.
The inventory is divided by income categories to ensure wider reach. This includes 145 flats reserved for the Economically Weaker Section (EWS) with annual family income up to ₹6 lakh, 858 for the Lower Income Group (LIG) earning between ₹6 lakh and ₹9 lakh, and 1,408 for the Middle Income Group (MIG) with incomes from ₹9 lakh to ₹12 lakh. The remaining 229 units are earmarked for the Higher Income Group (HIG) for applicants earning above ₹12 lakh per year.
MHADA has assured that any flats needing repairs will be refurbished prior to handing over possession. Currently, 1,762 of the offered units are still under construction.
Prospective buyers can submit applications online until April 29 via MHADA’s official housing portal or the IHLMS 2.0 mobile app. A provisional list of applicants will be released on May 5, followed by a period for claims and objections until May 8. The final list is expected on May 12, with the computerised lottery draw set for May 15.
This round of the MHADA lottery provides Mumbai homebuyers a structured chance to secure property across diverse price points and locations through a transparent process managed by the state housing authority.
